Below is an organised and clear list of essential terms that may arise in the lending process.
Account opened with BT
Do you have an account with us?
If you don't have one, no problem, we'll open one for you in the time it takes to say "I want an account". And it's worth doing because if you cash your income with us, you get preferential interest rates. Plus, in this situation, the interest is automatically deducted from your account, without any effort. You can open an account by coming to us or online here.
Pre-contract in authentic form (legalized by a notary)
In order to show your real interest in the property and to make sure that the owner is serious, it is very useful to make a notarial pre-contract and to pay a deposit.
CF Information Extract
It can also be obtained electronically from the ANCPI website. You just need to know at least one of the following: land register number, cadastre number, topographic number or electronic identifier. (the latter can be obtained from an older land register extract). The CF extract must be free of encumbrances, i.e. without mortgages, which shows that there are no prohibitions of any kind on the property. If there are prohibitions (e.g. mortgages in favour of other banks), an alienation agreement from the lender is required. Important: this statement must not be older than 15 days at the time of the transaction.

Survey or sketch of the apartment
It is a document that is usually part of the cadastral documentation. If it does not exist, you must contact a surveyor who will come to the apartment to make the measurements on the basis of which he will draw up the document. A list of surveyors is available if you need one. You should bear in mind that it takes a few days to get the sketch of the apartment.
Energy performance certificate
If it exists and is not older than 10 years, it is fine. But if the seller doesn't have it or it's older than 10 years, you need to draw one up. We can help you by giving you a list of energy auditors. You can find it here.
The auditor draws up this certificate on the basis of a visit to the apartment, the property documents and the survey. It takes a few days.
It is important to know that if the certificate is category A, i.e. it is a property built after 2000, you can opt for the green mortgage, which means an interest discount of up to 0.5%.
ANAF agreement
It is a form that consults at ANAF your income, excluding salaries and pensions. This helps us to know exactly your income received for financial analysis. For granting the loan we will take into account the income obtained in the last 3 months. This means that it is necessary to have a minimum of 3 months of seniority with your current employer with an indefinite employment contract. This agreement is offered and signed with us, there is no need to go to ANAF.
Credit Bureau agreement
It is a document that we offer you, and based on it we will query the Credit Bureau to find out the status of your loans. You should know that if you have arrears of more than 90 days when returning the loans you will not be able to take credit.
