Conditions for granting
IMPORTANT: since January 1, 2011, the classification of dwellings in one of the classes A - C of energy performance is an eligibility criterion under the New Home program.
To get the credit you must:
- you have a salary, pension or other stable income for at least 3 months
- you do not own a dwelling alone or with your spouse or, if you own one, it has a usable floor area of less than 50 m2
- you have the possibility of making a down payment of at least 5% of the purchase price of the home
Required documents:
- a sworn declaration on your own responsibility, in authentic form, stating that you fulfil the condition laid down in Article 1(1). (2) of Government Emergency Ordinance No 60/2009, approved with amendments and additions by Law No 368/2009, as subsequently amended and supplemented - in original
- credit application - standard form you can find with us
- your id
- ANAF agreement (you receive and sign it at our office)
- copy of the seller's ownership deed on the real estate being sold
- the original extract from the land register
- an original sworn declaration by the seller stating that the property is not claimed under Law 10/2001 on the legal status of properties wrongfully taken over between 6 March 1945 and 22 December 1989 and that there are no other ongoing disputes relating to it
- a certified copy of the preliminary contract for the sale and purchase of the dwelling or the building contract with a building company (if applicable)
- the authenticated sales contract concluded with the natural or legal person selling the dwelling, specifying the value at which the sale was made, the address and location of the dwelling, the method of payment and the amount paid as a down payment (original) - document required at the time of crediting the credit or documents specific to the auction process in the case of the purchase of dwellings in foreclosure proceedings
In some situations, we may need to ask you for additional documents. And, do not forget: the change in the reference index, the fluctuation of one's own income, as well as the change in the exchange rate can influence the possibility of paying the installments on the loan or the total amount of payment.
