It would not be a bad idea at all to notify your friends, coworkers, relatives, even neighbors, of your intention to buy a new home. You never know where a good idea can come from. :)
Real estate agency
And if you haven't been able to find it, don't forget that you can turn to a trusted real estate agency. And who knows, it can even be with luck.
How do you know the agency is trustworthy? Well, nothing is certain in the world, but you still have a few clues to this:
- check if they have a company registration certificate, registered office and valid phone numbers that someone answers
- when you go to the visionaries, notice the level of professionalism of the agents and to what extent they can provide details and advice about the buildings viewed
- check if they are members of a professional association or union
- ask your acquaintances or search online for details about their reputation in the local market
- find out from the beginning what the intermediation fee is and if it can be negotiated. This is usually between 2 and 5% of the price and is borne by the buyer, seller or both, but it can be negotiated up to 1-1.5% of the price
If you're thinking of a new property, you can choose to buy your home directly from the builder. And in this case it's worth paying attention to the following points:
- the reputation and history of the builder, based on other real estate projects developed
- the phase in which the project is located – if it has a building permit issued, if the works have begun or it is only in the project phase
- if the investment is made on the basis of a bank loan or from own sources
- whether there is pending litigation - you can find this out from the court portal
- the company's financial situation - check balance sheet filings and other tax information which can be found on the Ministry of Finance website
