Banca Transilvania launches the Green Loan for environmentally friendly homes

03 December 2020 Reading time 3:00 minutes

  • The new loan is BT's cheapest housing loan.
  • A green home means a healthier environment, lower utility costs and higher living standards.
  • BT is the first bank in Romania that has granted, since 2007, financing for energy efficiency in the residential sector.

Banca Transilvania launches the green real estate/mortgage loan, which encourages the purchase of energy-efficient real estate. For the loans taken until the end of the year, the new product comes a variable interest rate, in lei, of 4.77%, both for new loans and in the case of refinancing.

BT's offering means up to 5% lower rates compared to a standard BT real estate loan throughout the loan period. A green home means a healthier environment, lower utility costs, lower carbon footprint, but also higher standards of living.

BT's commitment to sustainability and responsible growth

BT is the first bank in Romania that provided financing for energy efficiency in the residential sector in Romania, from EBRD funds, a step made in 2017. Energy efficiency financing for the residential sector is the third area in which BT was involved, the first steps being taken 10 years ago to increase the energy efficiency of the economic activities of SME clients, as well as for sustainable growth projects carried out by public entities.  In addition to financing from partnerships with EBRD, IFC and EEEF,Banca Transilvania Financial Group supports environmentally friendly projects, including from its own sources and has complex models for assessing environmental risk. For the bank, #ThinkGreen means, besides green loans and supporting sustainable business ideas, responsibly using natural resources, offering online banking solutions, green loans and afforestation actions, all part of BT's Commitment to Responsible Growth.

What does the newest BT loan mean:

  • It is for buildings with superior energy performance with higher energy certificate A or B, with specific annual consumption of up to 163 kWh/m¬².
  • It is granted in lei, the advance is 15%, and the loan period is between 5 and 30 years.
  • The interest rate is 4.77%, consisting of IRCC + fixed margin 2.6 p.p.
  • For the granting are taken into account the permanent incomes: salaries, pensions, rents, dividends, income from abroad of at least one year, etc.

The first steps to the new green house can be done online,on the bank's website, by simulating a loan with the help of the Installment Calculator and by requesting a consultancy.

For example, for a loan worth 200,000 lei, for a period of 30 years, with 360 equal installments, with interest of 4.77% per year, IRCC 2.17% plus the fixed margin of 2.60%, the rate is almost 1,045 lei.
